Who I am

I'm Arsh Ellahi. I've been investing in UK property for over 25 years. Started in Selly Oak, Birmingham, working with student HMOs in the late 1990s, when stamp duty was still measured in shillings and Section 21 was a young man.

Since then I've watched the UK private rented sector go through every cycle it's had: the 2008 crash, Section 24's tax shake-up, the 3% stamp duty surcharge, the pandemic, the post-Truss rate spike, and now the Renters' Rights Act. The investors who keep coming back are the ones who treat property as a business. I built this blog and the Property Investor App for them.
